Terri’s family and my family thoroughly enjoyed a 3 night stay at Sun Outdoors and had the time of our lives!
*UPDATE: Although the name has changed since we visited, this resort has the exact same amenities as it did when it was called Massey’s Landing.*

To say that our families had the BEST time EVER is an understatement.
We love camping near Delaware beaches at this picturesque Luxury RV Resort!
Because, don’t we all deserve a little bit of luxury in our lives?
Not only does Sun Outdoors Rehoboth Bay offer their own private beach, but their proximity to other Delaware beaches and surrounding areas is super convenient!
Delaware’s Atlantic Ocean Beaches:
These sandy beaches offer access to the Atlantic Ocean as well as the shores of the Assawoman Bay.

1. Great Location
One word: BEACH!
Clearly, you want your destination to be at an AWESOME location!
Because, gosh darn it, you and your family deserve it!
Located in the heart of the Delaware Seashore, just a 3 1/2 hour drive from Frederick, Maryland, Sun Outdoors Rehoboth Bay is the optimal spot for a campground!
If you’re into that private beach, on-the-water, seashore kinda thing, you’re going to LOVE it here!
2. Beautifully Laid Out Campground
From tent sites, to RV sites, to their perfectly designed cottages, they have something for everyone.
You can choose your spot to be beachfront, inland or one that borders one of their peaceful lagoons.
The RV/Tent sites are nicely spread out, each with their own:
- Picnic Table
- Fire Ring
- Charcoal Barbecue Grill
- Hookups for Power, Water, CATV
- WiFi connection
- Ample Parking
And, if you just don’t feel like hauling the RV or pop-up camper and you want a more upscale camping experience, you can stay at one of their fully furnished & stocked, brightly colored, pet friendly cottages.
Cabin rentals sleep up to 7 people with 2 bedrooms, a full bathroom, kitchen, air conditioning, and a screened porch.
3. Accommodating & Friendly Welcome Center
As soon as we pulled up to the Welcome Center the evening we arrived, we knew it was going to be a wonderful place to stay.
The concierge service was top-notch with the most friendly and accommodating staff we’ve ever encountered.
All the information you’ll need for your stay is right there.
From bike & golf cart rentals to excursion information, no question is left unanswered.
The Welcome Center also houses the resort’s:
- Happy Jack’s Cafe
- General Store
- Beer and Wine Store
- Paradise Landing Tiki Bar & Restaurant
4. Tons of Kids Activities
Camping away from home is already so much fun for the kiddos!
But it’s always nice for them to have a bunch of activity options.
Sun Outdoors offers tons of kids activities!
Kids activities offered are:
- Arcade – Game Room
- Theme weeks and theme weekends with tons of fun activities to go with each theme.
Bike riding through the campground is really popular with the kids.
If you forgot to bring your bike, no problem!
The resort offers bike rentals on-site.
Our kids also really enjoyed the resort pool and the s’mores kit that we had delivered to our cottage each evening.
The resort has a nice size playground and an activities pavilion for the little kids.
5. Fun Adult Activities
So, it’s not ALL about the kids!
The adults have to have fun too, right?
And fun we had!
In addition to the convenience of having a beer & wine store on the premises, Sun Outdoors also has their Jackspot Pool Bar.
The swimming pool is divided into 2 sections: 1 section is for anybody under 21 years of age and 1 section is for anybody 21 and over.
With palm trees, hibiscus flowers, and great music playing, swimming up to the pool bar and enjoying one of their amazing mixed drinks was a luxury we couldn’t pass up.
And after you’ve drank some of those frou-frou drinks and eaten all of that great food, there’s the option to exercise in their fitness center or take one of their fitness classes offered on the property.
6. Lots of Family Activities
Sun Outdoors’ family activities are plentiful.
You can kayak in Paddle Cove, cruise around in golf carts, ride bikes, roast marshmallows over the fire pit, fish and crab at the pier, hang out at the beach, or take a cruise on Rehoboth Bay.
There are so many memories to be made together.
7. Extremely Dog Friendly
Everybody knows that we dog lovers look at our dogs as members of the family.
So why shouldn’t they be able to join us on vacation too?
This campground is the pet friendliest place we’ve ever vacationed!
They even offer dog walking services and dog snacks!
We saw dogs enjoying themselves with their families everywhere throughout the campground:
- Dog Beach – a designated beach area for dogs and their humans
- On a leash inside the Welcome Center
- Dog Park
Our dog Stella had a fantastic time and cannot wait to visit again!
8. Great Food On-Site
The food here is absolutely amazing and all made on-site!
The Jackspot Grille offers all of their menu items handmade by their on-site Chef:
- Appetizers {can you say crab bites?}
- Salads
- Pizzas
- Burgers
- Seafood
- Kids meals
- Chef specials
Their fish tacos are to die for!
And if you ask, they’ll deliver your meals by golf cart to your cottage, RV or tent site.
Happy Jack’s Cafe makes amazing breakfast platters, egg sandwiches, pancakes, and French toast, just to name a few of their breakfast offerings.
Happy Jack’s also serves up:
- Coffee
- Fresh-baked pastries
- Bagels
- Yogurt
- Fruit cups
- A full line of frozen treats – ice cream cones, sundaes, milkshakes and more.
Obviously, you can bring your own food too!
There happens to be a grocery store right down the road from the campground.
9. Tropical Resort Feel
All of the details that went into creating a relaxed, FUN, family and dog friendly atmosphere do not go unnoticed.
The vibe is chill and laid back with:
- Tropical Trees
- Flowers
- Bright Colored Buildings
- Waterfront
- Private Beach
- Tiki Bar with it’s Caribbean flair
- The Pier that stretches out for that perfect evening sunset.
Live music was playing right next to the tiki bar the Saturday night that we were there.
Just a perfect atmosphere!
10. Close Proximity to Activities Off-Site
If you’re here long enough, you might want to venture off-site to check out other things to do in the area.
Sun Outdoors Rehoboth Bay offers free shuttles – a short drive from the campground with easy access to Rehoboth Beach.
We decided to take a little day trip to Ocean City, which is about 60 minutes from the campground.
We all went parasailing and I went up with my 12 year old son; a memory I’ll personally never forget!
